Quick Setbacks for Toronto Pools

Swimming Pools or Similar Ancillary Structures Containing Water – Rear Yard Setback
(A) on a lot with a residential building other than an apartment building:
(i) 25.0 metres, if it is a through lot and if an adjacent lot fronts on the street abutting the rear lot line of the through lot;
(ii) 3.0 metres, if it is a corner lot and if an adjacent lot fronts on the street abutting the side lot line of the corner lot;
(iii) 1.2 metres in all other cases; and

Swimming Pools or Similar Ancillary Structures Containing Water – Side Yard Setback
(A) on a lot with a residential building other than an apartment building:
(i) the greater of 1.2 metres or the side yard setback required by regulation 10.5.60.20(3);
(ii) if it is a corner lot, the required minimum side yard setback for the residential building, plus 1.5 metres, from the side lot line abutting a street;

Drawing Requirements

All drawings to be drawn on standardized sized sheets, drawn to scale, fully dimensioned, signed and dated.

If drawings were prepared by a qualified designer (as defined under Div. C, Part 3, Section 3.2 of the Ontario Building Code), drawings must include the designer’s name, registration number, qualification identification number, signature, and stamp/statement that the person has reviewed and taken responsibility for the design activities.

All drawings, reports, and forms, including the completed Application for a Permit to Construct or Demolish, must be provided in a PDF format on a re-writable DVD, USB or submitted by email.

• Site Plan
pool and property dimensions;
distances to the house and lot lines;
location of any doors and windows in the house adjacent to the pool area;
location and height of proposed fence;
percentage of hard versus soft landscaping*
Note: Soft landscaping may include the water surface area of outdoor swimming pools or other ancillary structures used to hold water, such as fountains or artificial ponds.
